Compass Concierge

Let’s go into detail about how the Compass Concierge service agreement works. Compass Concierge works by covering the upfront costs associated with listing preparation and home improvements. With home concierge services, there are never any hidden interest, fees, and upfront costs. Funds available to the sellers are based on the post-renovation market value of the home. Collection of payment for services will occur at the close of escrow. By investing in your home's potential, Howard Selaj aims to provide a swifter, more profitable sale.

The concierge real estate process is simple and goes something like this…

  1. A Compass Concierge service agreement will be reached between the seller and our team. Using our knowledge of the market we will work closely with our clients to decide which home renovations will provide the largest increase in their home’s value and make their home ready for sale. We will then decide on the budget needed for those home renovations to be completed.

  2. Once the client is approved for the concierge service*, they will receive the renovation loan. We will work alongside our clients as vendors put in the necessary work to complete the concierge realty renovations in a timely manner.

  3. During our client's home renovation, we will work on a customized marketing plan and utilize Compass Coming Soon to provide market exposure BEFORE the home goes on the market; essentially allowing us to list the home twice. This allows for maximum exposure for our clients and helps us determine the market for your home even before it is listed. Once the renovation is complete, we will then list the home on the MLS.

  4. Once the home sells, the client will then pay the cost of services at escrow and nothing more.

*Concierge real estate services are now guaranteed with these guidelines:

For residential properties that are going to be listed under $3 Million, compass concierge services up to $150K are guaranteed to be approved if:

  1. The services requested are 5% or less of the list price ( up from the previous 3%)

  2. The equity in the home is at least 2X the budgeted concierge realty amount

  3. The home will be ready for and listed on the market 3 months of when the Concierge program starts paying the vendors

In order to approve any requests for residential resale listings over $3 million, or with compass services requested over $150K or 5% of the lists price, we will require:*

  1. Proof of 4x equity in the home

  2. Evidence of three comparable homes, homes that are similar in price, location, square footage, etc… that have been listed and sold in the last 6 months.

    *This does not apply for concierge requests from homes listed over $3 million where the concierge budgeted request is $20,000 or less.

How it works

  1. You and your agent work together to decide which services can increase your home’s value the most and set an estimated budget for the work. 

  2. When you're ready to start, your Compass agent will be by your side as you engage vendors and commission work. 

  3. Once the transformation is complete, your home will go on the market.  

  4. You'll pay for the services when one of the following happens — your home sells, you terminate your listing agreement with Compass, or 12 months pass from your Concierge start date.


Are there any services not covered by the program?

Our goal is for Concierge to help as many clients as possible. The program is intentionally flexible; we've developed Concierge to be used with most vendors for your convenience.

When do I have to pay for the services?

You’ll pay once one of the following happens (whichever occurs first): - Your home sells - You terminate your listing agreement with Compass - 12 months pass from your Concierge start date
